To Build or Not to Build…

When you are going over all of your buying options I hope one of them is building a new home. For many of my clients that is the best option along the Front Range of Northern Colorado. It is a great way to get the most current and modern design. Sometimes when inventory is low it is a great way to get into a tight market. The key to a successful foray into exploring if building is right for you is to know your budget before going in.

Know the price of hidden costs

It is so important to consider things like landscaping, upgrades, window coverings and things that you can’t see coming. So needless to say I feel some responsibility to shine a light those things. Building a new home does NOT cost what the contract says it will cost. Actually, when buying a new home there are many hidden costs. Things like landscaping, window covering, furniture and decor purchases, shelf liner, cleaning supplies, etc. The list can be endless. We have not even mentioned the actual moving costs. Things like moving boxes, moving trucks, gas and time off work. Those things rarely get budgeted into the thought process and they are important factors.

So I will leave you with this… If you are on a super strict budget you can still do this, but do it correctly. Figure in all those hidden costs because it could take you years to dig out.  Plan on 10% – 15% more than the contract price when building. You will want to participate in some upgrades that are important for your lifestyle. Don’t think you are well disciplined enough to get out of those costs. There will be things you can’t see coming, things you just did not consider. That is the nature of building a new home.

Building is not for everyone

It turns out many of my clients do not opt for building a new house and we find them the perfect home that is already built and waiting for them. Clients should look at how they like to live which included going out to dinner as a family and taking family vacations. It just does not always work for everyone and that is okay. Building can be a very wonderful experience but the conditions must be right.
